Terms of Service

What a quote covers and what it does not, how payment works, and what the warranty actually promises. The contract you sign is the agreement, and it wins over anything here.

Who this covers

Hunnu Construction, working from Renton and Bellevue, Washington, across King County. These terms cover this website and the general shape of how work is quoted and carried out.

They are not the contract. The written contract you sign for your own project is the agreement between us, and where it differs from anything on this page, the contract is what counts.

Quotes and pricing

The design consultation is an in-home visit, it costs nothing, and there is no deposit on the day. A quote follows it.

There is no price list on this site because a price before anyone has seen the room is a guess. What a remodel costs turns on scope and on what demolition finds behind the walls.

A quote covers labour and construction materials: framing, waterproofing, the wiring inside the wall, mudding and paint. You choose and supply the finishes, meaning the cabinets, the countertop, the tile, the flooring and the hardware. That split is deliberate and it is stated everywhere on this site, so compare it carefully against a quote from anyone who supplies your finishes for you.

A quote holds for the scope it describes. Change the scope and the number changes, and you will be told before any of that work starts.

The contract and payment

Work starts from a written contract. The warranty is written into it before you sign, not handed over afterwards.

Payment is cash or check. Hunnu Construction does not accept credit cards, debit cards or mobile payments. That is worth planning around at the start rather than discovering at the final walkthrough.

The schedule of payments is set out at the design consultation and written into the contract. It is not published here, because it depends on the size and shape of the job.

What the warranty promises

One year on our labour, from completion, written into the contract.

If something we installed fails because of how it was installed, we come back and put it right. If the ceiling cracks where we opened it, we patch it.

The warranty covers workmanship. It does not cover the finishes you supplied, which carry whatever warranty their manufacturer gives, and it does not cover damage from normal wear, from something later done to the room by somebody else, or from a leak that started somewhere we did not work.

Licences, bond and insurance

Hunnu Construction holds a Washington State general contractor registration, the Washington contractor bond that goes with it, and two million dollars in liability insurance, carried continuously. A certificate is available on request.

Plumbing and electrical work is subcontracted to trades who hold those licences separately, because we do not hold them. We hold no manufacturer or installer certifications and do not claim any.

Verify any contractor's registration, bond and insurance before work starts. Washington State Labor and Industries publishes all three and it takes a minute.

Using this website

The photographs on this site are of real jobs this business completed. The text, the photographs and the layout belong to Hunnu Construction and are not yours to republish.

Project descriptions, timescales and prices discussed on these pages describe past work and typical cases. They describe what has happened, not a promise about what yours will cost or how long it will take. Your quote does that.

The site is provided as it is. It may be unavailable at times and it may contain a mistake, and if you spot one we would rather be told.

Liability

Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

Beyond that, liability for a project is limited to what the signed contract sets out. Liability arising from use of this website is limited to nothing, because the site sells nothing and takes no payment.

Governing law, and changes

These terms are governed by the law of the State of Washington, and any dispute belongs in the courts of King County.

If these terms change, the date at the top changes with them. A change here does not alter a contract that is already signed.
