Working in Renton

Hunnu Construction has been remodeling kitchens and bathrooms since August 2018 and works from NE 10th Street in Renton. South King County is covered from here: Kent, Tukwila, Newcastle, Maple Valley, Covington, SeaTac and Mercer Island. There is a second location in Bellevue, on the far side of Lake Washington, and that one covers the Eastside.

That matters when you are choosing a contractor, because a lot of remodeling websites are built to look local to wherever you happen to be searching from. This one gives the street, the city and the cities worked from it. The crew, the licence, the bond and the insurance are the same whichever kitchen the job is in.

One Project at a Time

Most of the trade runs three jobs at once and gives each one a morning. The crew arrives at eight, works until noon, and leaves for somebody else's house. That is how a four-week kitchen turns into a three-month kitchen without anyone admitting the schedule slipped.

Hunnu Construction finishes a project before starting the next. A kitchen with a bathroom alongside it runs about a month and a half to two months. A single bathroom is three to four weeks. Those numbers hold because nothing else is competing for the same week, and they are the numbers you get told at the consultation rather than a best case that quietly becomes a worst one.

The Owner Is On the Job

Not a site visit on Fridays. Most days, with the crew, checking each stage before the next one covers it up. Half of what goes wrong on a remodel goes wrong inside a wall and gets closed up before anyone looks at it, and the only reliable way to prevent that is for the person responsible to be standing there when it happens.

It also means there is one person to talk to when something needs deciding, and that person has already seen the room.

When You Already Know What You Want, and When You Don't

Some homeowners arrive with the cabinets chosen, the countertop picked and a drawing. That is a straightforward job to quote, and the consultation is mostly about confirming the room will take the plan.

Plenty of others arrive knowing only that the kitchen does not work. That is just as workable, and it is the more common of the two. The consultation is where it gets turned into a scope: what has to change structurally, what is cosmetic, and what the two options actually cost next to each other. Neither starting point gets a better price or a worse one.

What We Don't Do

Plumbing and electrical are subcontracted to licensed trades, because those licences are not ours to hold. That is written down here rather than blurred into "full service."

We hold no manufacturer or installer certifications. There is no certificate on a wall. What stands in their place is the state licence, the bond, the insurance, the written warranty, and finished work you can go and look at. We also do not supply the finishes, which is covered on the services page and is a deliberate split rather than a gap.

What We Can Actually Show You

Washington State general contractor
Licensed by the state rather than the city, which is the licence that actually covers the work. Ask any contractor to show you theirs before they start.
Two million in liability insurance
Carried continuously, and the certificate is available on request rather than on demand. A remodel opens walls, and what is behind them is not always what was expected.
Fifty thousand dollar bond
The Washington contractor bond, held against the licence. It exists so a homeowner has somewhere to go that is not a conversation with me.
One year on our labour, in writing
Written into the contract before you sign it, not handed over afterwards. If the ceiling cracks where we opened it, we come back and patch it. That has happened, and we did.
The owner is on the job
Not a site visit on Fridays. I am there most days with the crew, checking each stage as it goes in, because that is the only way I know what actually happened.
One project at a time
A lot of the trade runs three jobs and gives each one a morning. We finish a kitchen before we start the next one, which is why the schedule we give you holds.
Licensed trades for plumbing and electrical
Subcontracted to people who hold those licences, because I do not. Said here rather than blurred into "full service."
No trade certificates
We hold no manufacturer or installer certifications, and I would rather write that down than imply otherwise. What stands in their place is the licence, the bond, the warranty, and work you can go and look at.
